  • Governance Support Services

    Governance Support Services (GSS) are provided to enable the Board of Directors and partners to best manage their not-for-profit affordable housing entities. Red House tailors solutions based on the unique components of each client. It is understood that although affordable housing providers are similar, they all have distinct differences and individual needs.

    All stakeholders are important, and their input is valued. Red House assists in achieving incremental, steady, and continuous improvement in collaboration with Boards and Members to facilitate the maintenance and preservation of each property.

  • Funding Solutions Services

    Red House can assist not-for-profit affordable housing providers with an array of Funding Solutions Services (FSS) including applying for a new mortgage or refinancing a current mortgage; preparing a current and complete capital plan/asset management plan; obtaining quotes from reputable insurance providers; and preparing and distributing RFPs for a refinancing analysis (RFA), appraisal, or market rent study.

    Red House can also apply for funding, including grants and loans, from different levels of government, such as CMHC, BC Housing, and FCM on behalf of the client.

  • Project Management Liaison Services

    Red House Solutions builds and maintains deep, meaningful relationships with clients, while listening to their needs, wants, and demands when moving into the project implementation phase. The Project Management Liaison Services (PML) provide consultation, review, and planning for remediation and new construction projects of all sizes. Each project’s plans and progress reviews are transparent and readily accessible to the client.

    Red House consults and advises the client through each step of the planning and construction process to ensure the accuracy and clarity of each report or project. Red House prioritizes each client’s needs by putting people first.

Our Reports

  • Operating Viability Analysis

    Red House Solutions provides a detailed Operating Viability Analysis (OVA) report that is easy to read, clearly outlines the next steps to completing the action items necessary, and allows for a transparent path forward.

    After consulting with the Board of Directors and/or management team, Red House analyzes the many separate components of affordable and co-op housing providers and creates a report advising how to more efficiently organize and operate the many facets of each entity. The final report is created using plain language suggestions and step-by-step recommendations.

  • Financial Consultation

    Red House assists affordable housing providers and housing co-ops with new and innovative financing options with lower interest rates that will save money in the long run. The team at Red House has long-standing relationships with many private and public lenders allowing for a variety of lending options, as well as offering assistance in applying for federal and municipal grants.

    The funds derived from re-financing can be used to implement a Capital Plan, renew a building envelope, re-develop land, or pay for a lease.

  • Capital or Asset Management Plan

    Through extensive analysis and research regarding each unique property, Red House Solutions compiles a capital plan (also known as an asset management plan or AMP) that keeps costs down and buildings in superior condition. All affordable housing providers and co-ops must steward their land for future generations, which requires continual maintenance and replacement.

    Our team can also assist in applying for federal and municipal government grants which can cover the professional fees associated with procuring these plans and reports.
